The bank makes the opening bid at the Sheriffs Sale which is usually what is currently due on the property. (Including unpaid balance, interest, and legal fees.) Since theres no equity, the majority of properties have no other bidders at the Sheriffs Sale and the property goes back to the bank and becomes True Estate Owned (REO).

This means that the banks shall be taking a major loss as they take back more and more properties into their inventory... the more properties that the bank takes back (REO) the more it impedes their capability to borrow cash... since the bank is in the business of borrowing cash so that they can lend cash, it's counter productive for them to take back the properties - it's in their greatest interest to liquidate their losses on every single non performing asset - the properties that are in foreclosure. 3.) Those That have already negotiated at least one Short Sale and realize only how much cash can be made and immediately they are searching for an improved way... a technique to make the cash with no actually buying the property with their own cash prior to selling it.

Face it - those investors that have the money or the line of credit to buy the properties after a dominating short sale can realize major gains through the equity that exists in a property after a brief sale.

So what do you do when you do not have the tallent and capability to fund your deals? Well, most certainly the first guess would be to search for a partner amongst cash or line of credit. It's a great tactic, however that cash usually comes at a cost and it usually is not unlimited! 2 important variables that must be considered by the investor.

What if there were a technique to buy True estate with small amount or no cash out for yourself pocket and you did not must take on a partner or borrow the cash?

Well the alternative is to flip the properties - or sell them at an identical time which you're buying them - no cash out of your pocket and no partners, or loans to create the Flip happen - all 100 percent legal and totally moral.
